Stunning Riverfront Development Set to Redefine Teneriffe Living
Located at 27 Skyring Terrace, Teneriffe’s Industrial Riverside Sands site is to be transformed into a residential, retail, food and beverage precinct with public open spaces, a revitalised community hub and international hotel by Kokoda Property, unlocking a rare development opportunity that is never to be repeated.
The 17,612 sqm site zoned for mixed-use and with more than 220m of river frontage was previously home to a sand and gravel business for 50-years, with Kokoda Property purchasing the land in May this year for an all-time Brisbane record price upwards of $100m.
In response to the previous industrial use of the site acting as a barrier to riverside connectivity, Kokoda Property will create a vibrant new mixed-use destination, offering neighbourhood experiences, residential apartments and warehouse-style lofts, creative co-working spaces, hospitality and retail, all with a total end value of $1.5b.
The project aims to enhance the overall vibrancy of Teneriffe and the Brisbane River bank while continuing to support the local community with upgraded public amenities and a brand-new purpose-built Community Hub.
Kokoda Property’s vision for the riverside project comprises three distinct buildings with over 380 high-quality residences including one, two, three and four bedroom apartments and wool store-style lofts, a 9,149sqm boutique hotel, a large plaza, extended riverwalk and laneways throughout with lively public spaces, complemented by 15 office tenancies totalling 2,400sqm and 2,800 sqm of retail, cafes, and restaurants.
Kokoda Property Founder and Managing Director, Mark Stevens said that the project aims to provide enhanced design and landscaping that speaks to Brisbane's subtropical biophilic surroundings and Woolstore design intent while providing large, open public spaces.

The project is a collaboration between design partners Cottee Parker Architects, Carr, Urbis Town Planning and Landscaping. Leaning into the cultural fabric of Teneriffe, the development will create a much sought-after address for residents and the community.
Enhanced by generous landscaping throughout, the site will retain mature fig trees and mangroves local to the area, making the destination easily accessible and inclusive with Kokoda Property providing over 2.3 acres back of the site area as open, public space to the community.
The extended riverwalk will improve active transport connectivity for walkers, cyclists and other modes of transport, while new laneways will provide links through the site to the ferry terminal and CityGlider bus stop. Additionally, a further pathway will be provided for public access on the site’s northern boundary, connecting the newly extended riverwalk back to Skyring Terrace.

Kokoda Property has recently launched its DA to Brisbane City Council and is expecting to commence construction late 2024.
